Finding properties
We specialize in canvassing and marketing for off-market properties. When we get them we either offer them as a rehab project for an equity-based investor (flipper) or we go ahead and perform the rehab and lease the property, then offer it to the “turnkey” investor market which is quite large. Performing these tasks is not an easy job and not for the beginner. Many things go wrong and managing vendors can be difficult. We source our properties through our off-market channels, foreclosure auctions, direct mail campaigns and networking.
